Minnesota sponsors two homeowner counseling initiatives: one for homeowners who would like to refinance their subprime loans and the other for homeowners who are in danger of foreclosure. If you are in imminent danger of foreclosure, the state's Foreclosure Prevention Assistance Program can make your mortgage payment or provide other financial assistance on a one-time basis as well as counseling. Loan limits are $11,180 in the 11-county area comprising the Twin Cities metro area and $10,000 elsewhere. Applications are available online.

Online and in-person foreclosure prevention seminars are available, and the Attorney General provides some tips about negotiating the process.

If you've been defrauded by a licensed real estate broker, salesperson or closing agent, you may be entitled to compensation from the state's Real Estate Recovery Fund.

MY GRANDMOTHER IS IN FORECLOSURE SHE IS ON A SET INCOME AND SHE NEEDS HELP TO STOP HER FORECLOSURE IF SHE HAS TO BE OUT BY 11/1/08 CAN SHE STILL STOP THE IT FROM HAPPENING PEOPLE WERE SAYING THERE IS A PROGRAM FOR THE ELDER PEOPLE IF SOME CAN PLEASE HELP ASAP

Hello Erica, Yes, there is a program for this type of situation, called reverse mortgage which can be utilized even in a situation of foreclosure. the only requirement is that the property has to have at least 35% of equity and owner occuppied. there is no income, credit and payment required until property is refinanced, sold or owner dies. also property remains in title of current owner. know the question is, does your grandmother have the time to go thru the process if the property qualifies? Hi, I'm in a horrible situation and clueless about what to do next! Here is what's happening: I have received foreclosure notice from my lender in the 4th quarter of 2008; I have contacted them stating of financial hardship in which they told me I could put a temporary stop on foreclosure by filing a form they provide. Shortly after, before receiving such form via mail, I had to leave my home due to death of close relative and other issues. While on leave, I called my lender to seek for latest status of my house and it has already been foreclosed and it's now bank owned! All my belongings, furniture, and car are still at the house. I have not been able to return yet, but I will soon. I don't know what to expect or do if my things are all gone when I return... someone give me some suggestions please! Thanks!

Sometimes the different bank departments don't communicate with each other. If you were working out arrangements with the loss mitagation department, you need to have them call the foreclosure department and find out why they went forward with the foreclosure. It is possible for them to rescind the foreclosure iif it has just happened. You also need to find out the asset management company taking over the property. They will quickly dispose of your personal property if you don't act quickly and let them know that there is a decrepancy with the foreclosure. I am a realtor and have had banks foreclosed on properties that were pending sale. Its usually just a lack of communication between bank departments but getting them to correct it is a real pain.

To all who are in trouble with their mortgages and are having trouble getting their Lenders to respond. First there is no magic bullet to get the Lender's attention, contact a HUD approved housing counseling agency and ask them to be of help to you there is not fee for services and the counselor can provide direction or in some cases get ont he phone with the servicer and help bring about understanding and assist with options/workout solutions. I have received a foreclosure notice from my lender for a sale date of 4/10/09. I have tried to work with them and have sent them money which they returned. They tell me that if I pay $5200 they will talk to me about modifying my loan. What can I do? I do want my house but do not have that much money in one shot. I can make my monthly payments now. Help!!!!!

Jeanine, You do have a couple of options available to you. If your property is California you will have to hire an attorney to get you out of the foreclosure if your lender is not responsive. If your property is outside California you can email joanna@1866bailout.com for help on negotiating a loan modification and stopping the foreclosure process now. The information given is free of charge and extremely valuable given your situation.

You can also contact a company called accessgranted, based out of Long Island, NY but they deal with judicial states such as NJ, NY, FL, PENN, AND CT. Charlie....you are right! nieve me trying to work with them verbally...totally stupid on my part. They are successfully working this at both ends for PROFIT!!! Govt. is scared to death of them going belly up thus forking over bailout money. They know people are desperate to stay in their homes......THE SERVICERS ARE TRYING TO RUSH THRU THE FORECLOSURES TO KICK THE HOME BACK TO THE GOVT...RECOUPING MONEY OR DELAYING TRYING TO MODIFY LOAN TO RUN UP CHARGES FOR INVESTORS THEY ARE GOING TO TACK ON TO THE NOTE....NO WAY....THEY ARE GOING TO TAKE ANY PART OF A HICKEY....THE WHOLE DARN MESS IS A HUGE CON JOB....BIG PIECE OF ADVICE FOR EVERYONE IN THIS MESS.....GET EVERYTHING IN WRITING...NO VERBAL! AT LAST MINUTE THEY WILL DO ONLY WHAT IS THE MOST PROFITABLE FOR THEM AND LIEING TO YOU ALL THE TIME!!! I thought I was in the process to save my home with mortgage company. They told me process had been postponed but got home from work and note was on the door that my property had been obtained and they wanted to inspect. What do I do??

OMG---NEVER but ---please__-- NEVER recommend a reverse mortgage to anyone--especially your grandmother that is about to have her home forclosed. A reverse mortgage only does away with the payment--Why? Because the lender ADDS that ammountm--the payment to your principle and it keeps on growing and growing. You still owe property taxes. and you CAN NOT I repeat CAN NOT deduct the interest of the loan on your income tax--not one penny--the lender keeps that perogative when you sign. Second, the process for grabbing your home is a nano-second when you 1. rent it out ( can't do that) 2. defalt on the taxes--what the lender does is pay the taxes and then ADDS that to---you guessed it your principle---you will see your principle accelerate up up and away from any possibility of getting away by taking out a re-fi loan. If you think robery is against the law take a look at what the prepayment penalty iis on just a small house with about 125,000 equity. Don't do it---especially with the ( misnomer) Financial Freedom what a laugh in that name--just beware.

I have a sister in law with three beautiful children.....they are in foreclosure....she is collecting unemployment....she is separated from her husband and needs help desparately....Cant anyone with the funds help this family.....if you could just meet them you heart would melt.....I know there has to be someone out there..............

my mother REVA MUNSON was not aware of the terms of the reverse
mortgage and they were not completely honest about all the details that she
would leave me to deal with. Stan Simidian who worked for CARROLLTON MORTGAGE
only caused my mother heartache and worry in her last days when she should of
had nothing but peace. everything that they had done since the beginning was
dishonest and not fair at all. when they started they had appraised my moms home
as a four bedroom home with a screened in back porch. they referred HARMON PEST
CONTROL to repair some damages and to upgrade her back bedroom and screened in
back porch. they tore down the bedroom and the porch and poured new concrete
foundation and built the room and porch back on. the county informed us that
there was no permits and their work was poorly done and not up to code, the
county red flagged our house and made us tear everything that they had done
down, leaving my mother with no back bedroom or screened in
backdoor that she once enjoyed leaving the back of the house exposed without
siding and for that reason they canceled our homeowners insurance. after leaving
her with no bedroom and screened in porch they convinced my mother into re roof
and re side her garage , they got a permit to re roof and for re siding, they
tore down my mothers garage and reframed it and when the county came to inspect
their work the inspector informed us that this was a new structure not a re roof
or re siding and the county made her tear it down leaving her with no garage.
once again they convinced my mom to build another new structure on the other
side of the yard so they wouldn\'t lose the $16,000.00 for the repair set aside
that CARROLLTON MORTGAGE COMPANY said my mother had to do. that money was
suppose to be for the house to bring up the property value so we could easily
refinance the reverse mortgage instead my mother had to watch her home be
destroyed room by room witch left her emotionally
stressed and with alot of worries witch helped lead to my mothers death.when
the time came we were suppose to be able to refinance the reverse mortgage to
keep our home but was unable to because the house was not worth the amount of
the loan and that leaves me where i am today, im very scared and worried about
the future of my children and grandchildren we dont have the money to relocate
